A deposit is put down by renters to ensure the landlord can pay for damage that may happen to the property or anything else that could breach the tenancy agreement.
This could also include not paying rent.
In the case that the tenant breaches the terms of the tenancy, the landlord can take cash from the deposit to make up the costs.
However, if all goes smoothly the tenant is owed the deposit back in full.
Unfortunately, many renters fear their deposit will be unfairly withheld by landlords.
However, a survey has now revealed the most likely reasons that a landlord will withhold the tenant’s deposit.
The most likely are broken furniture, followed by marks on walls.
The survey was carried about by interiors specialist Hillarys, who asked over 2,500 tenants why money had been deducted from their deposits.
Top five reasons deposits are deducted
1. Broken furniture – 29 per cent
2. Marks on the walls – 24 per cent
3. Carpet stains – 21 per cent
4. Redecorations – 12 per cent
5. Mould – 9 per cent
Tara Hall, a spokesperson for Hillarys, said: “Security deposits are an unavoidable part of renting a property, and can be an essential way for landlords to deal with damage caused by tenants. But they can result in disputes and are a major cause of distrust among tenants.”
Mould, one of the reasons tenants might have deposits deducted, can appear on walls, in the bathroom and is bad for your health, although removal can be tricky.
