France is determined to prevent home sharing services from allowing makeshift hotels, and that now includes court action. The city of Paris is suing Airbnb over 1,000 ads it says violate a law designed to limit homeowners to renting their places for no more than 120 days per year. It’s not clear just what terms the ads violated, but French law requires a registration number inside those ads to ensure they aren’t venturing past the 120-day mark. The aim is to “send a shot across the bows” and end near-constant rentals that “spoil some Parisian neighborhoods,” city mayor Anne Hidalgo told Le Journal du Dimanche in an interview.

The lawsuit could prove expensive for Airbnb. The law permits fines of 12,500 euros per illegal posting, which could leave the company paying nearly $ 14.2 million if every ad is deemed illegal.

In response, Airbnb told Reuters that it had taken steps to ensure visitors to Paris honor European law, but claimed the Parisian approach was “inefficient, disproportionate and in contravention of European rules.” It’s not going to quietly accept the allegations, then.

The firm might not have much choice but to pay out. Paris is Airbnb’s single largest market, with 65,000 listings, while France is its second most important country. If the company defied the law, it would suffer a serious financial blow and would cede control of a major tourist destination to competitors like HomeAway. A fine might be a small price to pay if it keeps business humming.

General Motors’ Zipcar-style service Maven is expanding into Austin, Texas with its first all-electric fleet. From today, Austinites who want to get their side hustle on will have access to one of 20 Chevrolet Bolt EVs, which they can use to provide rideshares or package and food deliveries, as a freelancer in the ever-growing gig economy.

Prices start at $ 229 per week plus taxes, which as we’ve looked at before, doesn’t leave a huge amount of scope for earnings after the initial outlay, but the service does provide a convenient way for those without a car (or one that’s not good enough for ridesharing platforms like Uber) to make a bit of extra cash. Plus the price includes maintenance, commercial-use insurance and unlimited miles, which are big stingers for gig drivers that use their own vehicles.

Maven is rolling out its first all-EV scheme with the support of Austin’s “Plug-in EVerywhere” network of chargers, and says it will provide free charging for its customers for a limited time, although it’s not clear when the cut-off point will be. The Chevy Bolt has a range of around 238 miles, which could prove restrictive, but the program has already seen reasonable success in other cities, including San Diego, San Francisco and Los Angeles. In fact, since the company’s launch in November 2016 it’s rolled its service out to nine cities in the US, so GM is certainly working the gig economy to its advantage.

But what could be more exciting than having your own holiday hideaway that earns you money? 

Holiday lodge parks are sprouting up all around Britain’s coast, often replacing caravan parks, but a new generation of holiday providers is offering luxurious lodges on a spacious plot with perhaps a gastro-pub, spa and golf course nearby as well as unspoilt countryside. 

Some of these holiday parks are even in the grounds of stately homes, such as Fritton Lake Resort on Somerleyton Estate in Norfolk, the home of Lord and Lady Somerleyton – Hugh and Lara Crossley. 

Fritton Lake has welcomed locals and tourists for more than 100 years but as well as a campsite and club pub with rooms – The Fritton Arms – it also has Hill Wood, a new collection of contemporary log cabins with huge sun terraces beside a lake, in what is described as “a low density and tranquil environment”.

Managing director Simon Moir says of its two new sites: “We call them super-parks because there is approximately one lodge per acre – 26 per park in 26 acres of natural beauty.”

The second super-park is at Newbury in Berkshire, next to the race course in an Area Of Outstanding Natural Beauty with a golf club and health club nearby.

“We have already got people who have purchased options on the second phase but we are holding back and not releasing it on the market until next month,” says Moir. 

The bigger plots are the result of feedback and he says: “We found that the lodges have become larger and we felt that the way to go forward was to give more recreation space between each lodge so they can’t overhear their neighbours and when they are sitting watching the sunset in the hot tubs they feel complete tranquillity. 

“The lodges have increased by one-and-a-half to twofold and we felt the plots were inadequate for the lodges that take eight to 12 people.”

More sites with large plots are planned: “It is just about acquiring the right sites and we feel the planners have been supportive towards that type of layout,” says Moir, who adds that other park owners are following this model. 

“Putting lodges where caravans used to be is not the right way to go about it so that is why we prefer to buy new parks,” he adds. 

Dream Lodge offers a guaranteed 8 per cent rate of return for three to four years for investors who rent out their holiday homes through its letting service, followed by the option to join a select letting service.

  • Real estate investors pay 6.6% less per square foot for the same rental property during the winter as they do during the spring and summer.
  • In some of the country’s biggest metros, a winter buy could increase your overall return on investment by as much as 36%.

 

Winter is the best time to buy a home — and that includes scooping up a rental property. 

HomeUnion, an online real estate and investment firm, recently released a list of the best places in America to score a bargain on a rental property this season. They compared return on investment figures for homes purchased during winter and homes purchased during summer in the country’s biggest metro areas.

“Median home prices drop substantially during the colder months, while rent losses remain marginal for landlords,” said Steve Hovland, director of research for HomeUnion. “On average, investors can acquire higher-yielding properties in cold-weather markets like Omaha, Nebraska, Buffalo, and Chicago, as well as some Sun Belt markets.”

To determine how much a winter buyer saves in each market, HomeUnion looked at all single-family housing sales over $ 30,000 that occurred in October and November 2017, and compared them to May and June 2017.

HomeUnion then calculated the capitalization rate (or “cap rate”) — the return on investment after operating costs — for each market, and subsequently, the percentage difference between the cap rate in winter months and summer months.

Below, we’ve highlighted the 26 cities where the cap rate increased by more than 10% when an investor purchased a rental property in the winter rather than the summer.

26. Rochester, New York

This week, Redbox, the company behind all those movie rental kiosks, extended its distribution deal with Universal, . The studio had previously held fast on a 28-day window between when it released movies for home purchase and when people could rent them from Redbox. Now, that window has been eliminated. The new terms apply to both the physical locations as well as the company’s new streaming service, which was announced earlier this month.

This matches recent deals that Redbox has put in place with other film studios. Both Sony and Lionsgate have similar same-day rental licensing agreements, while Warner and Fox have a week-long window. Disney has long been a holdout for Redbox; the rental company has found itself in some hot water after selling the digital download codes that came with the Disney movies it purchased. That lawsuit is still ongoing.
