Shaking up your mortgage is easier than you thinkGETTY / STOCK

Shaking up your mortgage is easier than you think

Prior to the interest rate announcement, many lenders released competitive rates in the hope of attracting new customers, and following the interest rate increase, the industry saw a surge in remortgage applications.

As June Deasy, Head of Mortgage Policy from industry body UK Finance explained:  “Over the last year, the number of loans for remortgaging has been higher than in any period since 2009. We’d expect this trend to continue as customers take advantage of an increasingly competitive market and interest rates that still remain at historically low levels.”

But there is one crucial point that may have been lost in the stampede to secure a great rate.  Do you actually need to go through the hassle of a remortgage, and all the paperwork that entails?

Well actually, in many cases, no you don’t. You could simply opt for a product transfer instead; a lesser-known process but one that can save you time, money and stress.

A product transfer is staying with the same lenderGETTY / STOCK

A product transfer is staying with the same lender but changing your terms

So, what’s the difference between a product transfer and a remortgage?

It’s easy to think that they are both the same thing, but that’s not actually the case.

It’s probably easier to explain with an example.

Imagine you’re currently on your lender’s Standard Variable Rate (SVR).

A product transfer is a lot simpler to arrange than a remortgage – particularly if you’ve got a mortgage broker assisting you – and if you start now, you could even get it sorted in time to reduce your mortgage payment in January.

Louisa Fletcher

It’s increased slightly in the last month due to the interest rate rise, so you’ve decided that you’d prefer to move on to a fixed rate mortgage.

If you want to keep your amount of borrowing the same, and stay with your current lender, this would be classed as a product transfer.

In other words, you’re just moving from one product to another.

If, however, you decide that you want to borrow more money, perhaps to clear off some debts or to raise the funds to carry out some improvements to your home, this would be classed as a further advance if you stayed with the same lender, or a remortgage if you decide to move to a new lender.

You shouldn't be put off by the complexityGETTY

You shouldn’t be put off by the complexity of shaking up your mortgage

If you’re happy with your existing lender and don’t want to borrow any more money, arranging a product transfer is normally a very straightforward process.

That’s because, unlike a remortgage or further advance, you probably won’t need to have a formal valuation on your property.

Most lenders tend to use a software-based property valuation on product transfers, which takes minutes to return a result, rather than the days (or even weeks) it can take to arrange for a normal mortgage valuation survey.

Also, as the lender already holds the title deeds to your property, normally there isn’t any legal paperwork involved either, which cuts down on both time and costs.

Generally, a product transfer can be sorted out quickly either in branch or over the phone with your existing lender, and once you’ve received your Agreement in Principle (AIP) the whole thing can be done and dusted in a couple of weeks.

Simples, as that irritatingly cute meerkat thing would say.

On the flip side, the thing to remember with a product transfer is that you’ll only be advised by your existing lender of products that they offer; they aren’t able to talk to you about the rest of the market or advise you on what else is out there which may be more competitive.

So, it will be up to you to do your own research to make sure that you’re happy with the rate and deal you’re being offered, including fully understanding any Early Repayment Charges (ERCs) and that once you’ve allowed for any fees involved, such as a product fee or administration fee, financially it all works well for you.

Also, not all lenders currently offer product transfers at the moment; most do, but some of the regional or smaller building societies don’t, so it’s best to check before you start.

Going back to our example then, what if you decide that, as well as going onto a new product, you want to release some of the capital in your property?

Well, at this point it becomes a further advance application if you’re staying with the same lender, or a remortgage application if you’re moving to a new lender, because now you’ll need to have the property valued by a surveyor to make sure that, with the extra money you’re drawing out, the numbers still stack up.

As you’ll effectively be applying for a new mortgage, you’ll also need to go through the same process as you would if you were moving house, which is to say that you’ll need to spend a couple of hours with a mortgage adviser running through your income and outgoings, and also undergoing affordability testing to ensure that you can afford to repay the new amount that you’re looking to borrow.

Remortgaging can be time-consuming and expensiveGETTY

Remortgaging can be time-consuming and expensive as there are more valuation and legal fees

The process will be the same, regardless of whether you’re moving lenders or not.

Understandably, many people find dealing with mortgage paperwork in any form an arduous and sometimes stressful exercise.

Which is a shame, as there are thousands of consumers out there who are currently sat on their Standard Variable Rate that may benefit from shaking up their mortgage, yet who are scared to start the process due to the perceived complexities involved.

As Brian Murphy, Head of Lending for Mortgage Advice Bureau, whose remortgage Best Buys have been released today explains, “There is a lot of confusion by consumers though that a product transfer and a remortgage are one in the same thing, but they are in fact very different.

“Product transfers are very straightforward and quick to deal with.

“However, just because you’re considering staying with the same lender doesn’t automatically mean that it’s a product transfer.

“If you’re changing anything about the amount you’re borrowing or the way that you’re repaying the mortgage, for example going from interest only to a repayment mortgage, then this will be treated differently, so it does pay to get expert advice to understand what’s applicable and what you’ll have to do in terms of the necessary paperwork.”

Brian continues, “Even if, as a result of your broker researching the market you decide to stay with your current lender and retain the same amount of borrowing and therefore arrange a product transfer, if you decide to use a mortgage broker, you’ll have the benefit of them hand-holding you through the process, which in itself can prove to be very valuable in terms of the amount of stress and time their involvement can save.”

So, if the thought of all that paperwork is putting you off potentially saving money on your mortgage, think again.

A product transfer is a lot simpler to arrange than a remortgage – particularly if you’ve got a mortgage broker assisting you – and if you start now, you could even get it sorted in time to reduce your mortgage payment in January.

Just in time to help pay off the post-Christmas overdraft…

Mortgage rates – UK property expert says NOW is the time to remortgage https://briefnews.eu/mortgage-rates-uk-property-expert-says-now-is-the-time-to-remortgage/ https://briefnews.eu/mortgage-rates-uk-property-expert-says-now-is-the-time-to-remortgage/#respond Sat, 23 Sep 2017 11:30:04 +0000 http://briefnews.eu/mortgage-rates-uk-property-expert-says-now-is-the-time-to-remortgage/

The Monetary Policy Commission’s decision this month to hold the Bank of England base rate at 0.25% was met with surprise by a lot of those in the property industry, who had suspected that rates may have been on the rise this month.

Subsequent to the decision being announced, Mark Carney himself suggested rates will be increasing at some point soon.

He said: “…There may need to be some adjustment of interest rates in the coming months,” adding that “…the probability of a rate hike has definitely increased.”

For over a year since the base rate dropped to its historic low of 0.25% last August, many borrowers whose previous mortgage deals had ended have been sitting on their lender’s Standard Variable Rate, which in many cases was cheaper than their previous deal, and also gave many borrowers the opportunity to move to another product or even lender without any financial penalties.

Mortgage rates are currently lowGETTY STOCK

Mortgage rates are currently low but could that all be about to change

However, as the lending market has in the past months become so competitive, by hanging out for rates to hit rock bottom, and with the interest rate inevitably going to rise at some point, could now finally be the right time for those who haven’t remortgaged their home to do so?

Brian Murphy, Head of Lending for Mortgage Advice Bureau said: “The benefits of taking advantage of the cheap deals around at the moment are very clear.

“The opportunity to fix your mortgage rate for two, five or even ten years at under 2.5% would provide many with a likely significant saving on their current lender’s Standard Variable Rate – the current average lender’s SVR being circa 4.5% –  as well as providing the security that their mortgage payments would remain the same regardless of what the interest rate does over the term of their mortgage.”

So why aren’t more people doing it?

There are, in all likelihood, two main reasons.

There may need to be some adjustment of interest rates in the coming months

Mark Carney – Governor of the Bank of England

The first is that many consumers simply don’t believe rates will move upwards in the foreseeable future.

There are in fact a whole generation of homeowners who purchased their property in 2008 or 2009, who’ve never known an interest rate rise.

They simply don’t remember the shock of 1989 and 1990 when the Bank of England base rate hit 15%, a horror that lurks in the memory of anyone in their mid-forties onwards.

So, there is a certain apathy among some younger borrowers along the lines of ‘the little boy who cried wolf’ and, regardless of how much money this group could save, either on their monthly mortgage payment or by reducing the overall term of their mortgage, there simply isn’t yet the motivation to actually do anything.

Interest rates are inevitably going to rise at some point

The second reason is far less complex;  procrastination.

For this group, it’s something they know they should do, but the thought of all the paperwork goes along with the process is off-putting for some who, wrongly, believe it’s a very complicated and time-consuming process.

The reality is, with the right advice it’s a couple of hours spent filling out forms and talking to a mortgage adviser. Nothing difficult or troubling there.

And if someone told you that they could save you, on average, the cost of a family holiday every year for just two or three hours of your time, wouldn’t that be something you’d be interested in?

Lenders are currently very keen to attract the business of those re-mortgaging their home

Lenders are currently very keen to attract the business of those re-mortgaging their home, as this group of customers are seen as the least risk and therefore some of the best rates available are reserved for those who have more equity in their property, due to the fact that they’ve owned it for some time and have paid off a good amount of capital.

Indeed, some of the specific deals available for those who are keen to switch to another lender are very attractively priced, as the latest Best Buy table from Mortgage Advice Bureau shows.

But the standout figure has to be that it’s currently possible to fix your mortgage for ten years for less than you could fix for two years in 2015 –  at the beginning of 2015 a typical 2 year fix rate was 3.19% versus the 2.39% ten year fix that’s available today, for example.

That’s a decade of certainty about the monthly mortgage payment, regardless of what a post-Brexit economy does to the Bank of England base rate.

independent mortgage broker

The thing to remember is that, in most cases, lender’s mortgage rates aren’t necessarily tied to the Bank of England base rate, so as the likelihood of an increase strengthens, it’s possible that some of the cheapest deals currently available will be withdrawn, even if the base rate doesn’t change imminently.

With the monthly mortgage payment being the biggest single monthly expenditure for many households the opportunity to save significantly may not be around for much longer.  The message from many lenders is clear: Borrowers Beware.

Mortgage rates WARNING: Landlords urged to remortgage before lending criteria tightens https://briefnews.eu/mortgage-rates-warning-landlords-urged-to-remortgage-before-lending-criteria-tightens/ https://briefnews.eu/mortgage-rates-warning-landlords-urged-to-remortgage-before-lending-criteria-tightens/#respond Tue, 22 Aug 2017 20:32:12 +0000 http://briefnews.eu/mortgage-rates-warning-landlords-urged-to-remortgage-before-lending-criteria-tightens/

The call comes as the proportion of buy-to-let remortgage transactions, as a share of the total lending market, has risen over the last few months, and as a diminishing demand for new buy to let loans has driven many lenders to slash mortgage rates.

The National Landlords Association (NLA) says the rise in remortgages is down to  landlords looking to limit their exposure to the new buy to let tax regime.

The forthcoming tightening of lending criteria is the latest in a series of attempts by the Bank of England’s Prudential Regulation Authority (PRA) to cool the buy-to-let market, following measures introduced earlier this year.

The NLA’s most recent Quarterly Landlord Panel shows that landlords are already finding it harder to arrange mortgages, with forty three per cent saying the process of obtaining finance has become more difficult since the beginning of the year.

Furthermore, more than half (53 per cent) of landlords report that they have had to provide additional evidence to support recent mortgage applications, including tax returns, cash flow forecasts, and business plans.

With just over a month before the second phase of the PRA’s underwriting standards are due to be implemented (30th September 2017), the NLA is urging any landlords thinking about re-mortgaging not to wait any longer.

Commenting on the findings, Chris Norris, Head of Policy at the National Landlords (NLA) said: “Since the PRA regulations were introduced in January, the marketplace is looking considerably more complex.

“It was always likely that lenders would start to demand more evidence from applicants, and landlords are already feeling they have to go further to prove that they can afford finance.

“Changes to buy-to-let taxation will eat away at many landlords’ profits and make it more challenging for them to manage their businesses.

“As a result, many are looking to limit their exposure to the changes, which is why we’ve seen a rise in remortgaging.

“However, the situation is due to worsen from September and while it may not be financially advantageous for everyone, if you’re considering remortgaging or expanding your portfolio then do so now to avoid any further difficulties.”

Jeff, who has been a landlord for 14 years and has seven properties in Lincolnshire, says it’s becoming harder to get finance because lenders view him as high risk.

“After the 2008 economic crash, my outstanding debt changed the way lenders viewed me, and now I’m regularly either refused or charged higher rates if I want to take out finance.

“Lending regulations and policy need to be changed in order to incentivise investment in rented housing and return the market to a healthy level.

“The PRA’s new standards will only make things worse and make it harder for small scale landlords like me who are in a position to provide a valuable source of housing”.

Is your mortgage about to mature? THIS is why you should remortgage.

Mortgage rates: Fail to remortgage to a better deal and YOU could pay £400 extra a year https://briefnews.eu/mortgage-rates-fail-to-remortgage-to-a-better-deal-and-you-could-pay-400-extra-a-year/ https://briefnews.eu/mortgage-rates-fail-to-remortgage-to-a-better-deal-and-you-could-pay-400-extra-a-year/#respond Sun, 30 Jul 2017 15:29:12 +0000 http://briefnews.eu/mortgage-rates-fail-to-remortgage-to-a-better-deal-and-you-could-pay-400-extra-a-year/

The penalty affects people who are rolled onto their bank’s standard variable interest rate at the end of a fixed term mortgage deal.

The research, carried out by Citizens Advice, found that people who remain on the standard rate after a two year fixed term mortgage deal face an average loyalty penalty of £439 a year.

The charity further calculated that 1.2 million people would be better off if they switched to a new deal – with one in 10 paying over £1,000 a year extra by staying on the standard variable rate.

First time buyers, who typically have more debt and more time left on their mortgage, face paying an extra £1,359 a year once their two year fixed deal expires.

The national charity also revealed older and poorer mortgage holders are more likely to be hit by a loyalty penalty.

The charity is therefore calling on the Financial Conduct Authority, the UK’s financial watchdog, to require all lenders to inform customers how much they could lose by reverting to a standard variable rate, and to consider changing the name of the default rate to help customers better understand what they’re getting into.

Citizens Advice Chief Executive, Gillian Guy, said: “More than a million loyal mortgage customers are being stung with higher interest charges when their fixed deals end.

“Buying a home is a major life decision and borrowers taking out their first mortgage often spend a great deal of time working out the best option for them.

“Our research shows that many who choose fixed rate mortgage deals face steep price hikes once they expire. But two thirds of borrowers say their lender has never told them they could save money by switching.

“Lenders must be more upfront and provide their customers with clear information about what could happen to the cost of their loan once the fixed term period ends.”

If you are buying a property or remortgaging, there is a decision to be made on whether or not to apply direct or use a mortgage broker.

Head of Lending at Mortgage Advice Bureau reveals what you should do.

He said: “We’ve seen a significant rise in the last few years of consumers using a mortgage broker to help them with their mortgage, as the numbers of people applying for a mortgage directly with a bank or building society is decreasing.

“That’s mostly due to the fact that these days it’s far more time consuming and complicated to apply for a mortgage than it was a few years ago, with more people being refused mortgages due a variety of factors including the fact that they are self- employed,  don’t fit a lenders affordability model, have an impaired credit history, or simply because their paperwork isn’t correct.

“Using a broker to find your mortgage has many benefits, the main one being they will know which lenders are most suited to your individual circumstances and also specifically what documents are required from outset to ensure sure your application is submitted correctly.”
