  • Foreign buyers aren’t the cause of skyrocketing real estate valuation, rather they are a symptom of the real cause: speculation. 

Foreign buying numbers for Toronto and Vancouver real estate are going to spike soon. The registry will likely be hammered with higher numbers, and climb at a rapid rate. This will look like the non-resident speculator tax, and China’s capital controlsare starting to fail, but that’s likely not the case. Most of these units about to hit the registry were bought months, and possibly years ago. Canadians are about to be bluffed because not even government officials understand the flaw with their method of data collection. Here’s the problem, and why the numbers are going to soar. Even though an increase in foreign buying is very unlikely here.

Foreign buyers

When I think of a foreign buyer, I think non-productive speculator. Someone that sits in another country and buys property through an agent. Someone who will likely never see the property. Basically, urban land bankers. These buyers add additional pressure to housing stock, and pocket the profits on flips overseas, paying very few local taxes. Unfortunately, that’s not how the numbers are tallied. They also include immigrants, and people with work visas as well.

Most Canadians don’t have an issue with immigrants, and people on work visas in Canada. After all, they pay taxes and contribute to the local economy. The government gives these people a break. For example, Ontario offers a rebate to people becoming permanent residents, or have attended school for more than two years. Even though these people get a rebate, they’re still counted in the foreign buying numbers, due to how the numbers are collected. Let’s quickly discuss how that process works.

How foreign buyer numbers are born

When a person falls in love… with their money. Kidding. Foreign buying numbers are created when a non-resident registers a property transfer. When a non-resident hands over their property transfer tax forms, they also have to file a form for a non-resident speculator tax. Yes, even if they’re eligible for a rebate. This pumps the foreign buyer numbers higher than the actual tax that will be collected. Speculator numbers are reported higher as a result.

There’s also one more issue that may come from this method, one that makes it seem like numbers are going to climb just a year after a non-resident tax was passed in Vancouver. This issue is a result of how pre-sale condo construction works.

Foreign buyers and condo pre-construction

It’s probably one of the worst kept secrets that Toronto and Vancouver condo pre-sales are heavily marketed overseas. Many scalp the assignments, selling them back to locals for 10s of thousands in profits. Yet these numbers are never included in foreign buying numbers because they never register land, the buyer of the assignment does. Some units are held through registration however, and these are the ones that count towards our foreign buying numbers.

Over the past two years, the median length of time construction has taken is over sixteen months in Vancouver. This means quite a few foreign buyers that will be hitting the registry, bought well over a year and a half ago – at least. Knowing this, and the current number of units currently under construction, it’s going to appear that foreign buying is skyrocketing. Especially when contrasted with a significant decline in sales volume in resales.

Remember, people want you to think that foreign buying is the primary driver of prices. Foreign buyers do contribute to price increases, but they’re a small part of the bigger issue – speculation. Locals are under the impression that home prices only go up, providing massive liquidity for any speculator that has more capital. This disproportionate focus tends to blind buyers, to the point where they don’t want to understand numbers, and they become highly susceptible to manipulation. This will be very likely the reality in the coming weeks, as the numbers get misread by media.

Millions of dollars continue to pour into the sector, despite the multitude of players now included still being nowhere near commercializing a sellable product.

Research firm CB Insights, said another $ 929 million was invested in driverless technology in China including self-driving vehicles, in this year’s first quarter.

The latest name to enter the fray are Shanghai-based green car start-up NextEV, which received $ 600 million backing for its “Nio” branded vehicle, from China’s dominant search operator Baidu in March. Nio has penciled in having fully autonomous electric cars on the market within three years.

While Venture capital firm Legend Capital has also led a 100 million yuan ($ 14.7 million) B-round in funding, into car firm Shanghai-based Zongmu, in February.

California is now starting to allow self-driving car testing on his roads, and has so far issued licenses to 33 firms, including Google’s Waymo, Apple, Baidu, Tesla, Honda, Ford and Mercedes Benz, and within that number, 13 are start-ups, including two Chinese firms.

Tempted by the potential future prospects in the western US state, Pony.ai was launched by two former employees of Baidu’s autonomous driving unit: James Peng, who was chief computer architect, and Lou Tiancheng, an engineer. Both men left Baidu earlier this year to branch out on their own.

And Beijing-based Tusimple, co-founded by chief executive officer Mo Chen, an entrepreneur, and Xiaodi Hou, a computer scientist, are also aiming to test their own self-driving technology by the end of this month, at its new testing unit in San Diego.

Tusimple has received 50 million yuan in angel investment in the past six months and is now in the middle of raising a next round of funding, by the end of the year.

Its facility will be focused on developing low-cost vision and radar sensors, which Chen claims in future will be easier to commercialize than vehicles using just Lidar, a device that maps objects in 3-D by bouncing laser beams off its surroundings. Lidar is key for autonomous car because it can navigate the car’s whereabouts and identify pedestrians and other vehicles.

But as the self-driving market continues to get more congested, Dickie Ke, a Hong Kong-based entrepreneur and former executive with Microsoft and Nokia, has warned investors that driverless technology could be becoming over hyped.

“It’s hard for investors to exit startups that specialize in driverless technology through IPO unless there’s a buyer,” he said.

“Start-ups can take at least five years to mature. It’s not only technology readiness, there’s also regulations and other issues such as insurance.”

They poured $ 1.8 billion into the largest exchange-traded fund tracking the sector on Tuesday, the biggest single-day inflow since September 2010.

That jibes with data compiled by Bank of America Merrill Lynch last week, showing that the group is on pace to absorb the most capital since the dot-com bubble 15 years ago.

It’s a remarkable signal of confidence for the tech industry, which has already surged by 21% since the US presidential election. So why are people so keen to continue loading up on shares? Look no further than the sector’s torrid earnings growth.

It boasts the best profit expansion in the S&P 500 at the moment, excluding energy, and is projected to see earnings expansion of 19% for the full-year 2017, while the broader benchmark is expected to see ex-energy growth of just 9.2%, according to data compiled by Bloomberg.

Led by juggernauts like Google, Amazon, and Facebook, internet companies specifically are driving gains. As BAML chief investment strategist Michael Hartnett pointed out last week, the 90-stock Nasdaq internet index is on pace for a 75% gain in 2017.

Hedge funds are also helping. The aforementioned trio of tech firms are the three stocks that matter most to hedge funds right now, according to Goldman Sachs, which combed through 821 funds holding a combined $ 1.9 trillion.

But just because tech stocks have caught fire doesn’t mean investors are throwing all caution to the wind. Options traders are paying the most since early January to protect against a 10% loss in the PowerShares QQQ Trust Series ETF over the next six months, relative to a 10% increase.

With all other signs pointing to extended bullishness for the sector, it’s likely investors are simply protecting the considerable gains they’ve already realized, rather than speculating on a large decline.

Centrist Emmanual Macron and far-right candidate Marine Le Pen are set square off in the second round of the French Presidential election on Sunday. People betting on the outcome — on sports betting websites, and in currency and bond markets — seem to be pretty sure that Macron will win.  

Macron, who saw his lead in a poll conducted by Elable extend to 62% to Le Pen’s 38%, has attracted about 76% of all bets, totaling $ 1.1 million, according to Sportsbet.com.au. A winning bet on Macron will pay out $ 1.11 for every $ 1 wagered. Previously those bets were paying out $ 1.14. 

Of course, people were similarly sure that a pro-Europe vote in the U.K., just before the country chose instead to exit the union, and pollsters were predicting President Donald Trump would lose the US election. In this case, those willing to bet against the grain would get a $ 7 payout for every $ 1 wagered on a Le Pen victory at Sportsbet.com.

It’s not just the polls and betting markets that are pointing to a Macron win. The spread between the French 10-year yield and the German 10-year yield is narrowing, a sign that traders believe Macron will win and France will stay on the euro.

During her campaign, Le Pen said she would ask European leaders and the European Central Bank to replace the euro with a basket of new national currencies, in effect breaking up the single currency.

“The euro is not a currency,” Le Pen said in February. “It is a political weapon to force countries to implement the policies decided by the [European Union] and keep them on a leash.

Currency traders are also seemingly on board with a Macron win. The euro is near 1.0970 on Friday, its highest level in six months.
