A discounted batch of planks is seen as people shop for lumber at a Home Depot store in Alhambra, California on May 4, 2022.

  • Lumber prices extended their 2-day decline to 10% after the Fed hiked interest rates by 75 basis points on Wednesday.
  • The aggressive interest rate hike from the Fed helped solidify the recent surge in mortgage rates to above 6%.
  • "The lumber market continues to be in a state of overall malaise as buyers anticipate lower overall demand going forward," Sherwood Lumber told Insider.

Lumber prices fell 6% on Thursday, extending their two-day decline to 10% after the Federal Reserve hiked interest rates by another 75 basis points.

The aggressive interest rate hikes from the Fed have helped solidify the ongoing surge in mortgage rates, which jumped above 6% for the first time since 2008 earlier this month and have doubled over the past year. On Thursday, the average 30-year fixed mortgage rate surged another 27 basis points from last week to 6.29%, according to data from Freddie Mac.

The surge in mortgage rates have taken a significant bite out of home sales, which has in-turn led to price cuts and has dented homebuilder sentiment.

"The lumber market continues to be in a state of overall malaise as buyers anticipate lower overall demand going forward. Many yards are trying to pare their inventories to minimum levels and have really no fear of price upside," Sherwood Lumber's director of risk management Steve Loebner told Insider.

"This has taken all of the urgency of the past two years out of the market. We have had a few supply and transportation scares which caused short term rallies, however these have all been quickly shrugged off. Home prices are resetting to reflect the higher mortgage rates and this is a process which can take some time," Loebner said.

But the housing market hasn't completely fallen apart, and after a more than 70% decline from its record high, lumber prices can still catch a bid going forward.

"There is still a solid backlog of demand on existing single and multi-family [housing] projects… Multi-family demand in particular has been very robust and many traders report near record backlogs of projects on the books which will be starting over the next few quarters. We have also started to see some modest [lumber] production curtailments, which over time will become more prevalent if pricing remains depressed," Loebner said.

Steady demand for the essential building commodity, combined with declining supply due to potential production curtailments could ultimately spell upside for lumber in the future, at least as long as demand holds up.

"We are in for a slower grind and a more challenging market environment. However with many of the benchmark commodity lumber items already down approximately 70% from their levels earlier this year, the pervasive bearish sentiment, and the likelihood of less supply, traders would be well advised to consider the risk/reward of being overly negative at this point," Loebner concluded.

So you’re considering an adjustable rate mortgage https://briefnews.eu/so-youre-considering-an-adjustable-rate-mortgage/ https://briefnews.eu/so-youre-considering-an-adjustable-rate-mortgage/#respond Sat, 02 May 2020 12:50:03 +0000 https://briefnews.eu/?p=259399 By Viral Shah

Viral Shah (Better Mortgage’s Head of Capital Markets) explains what he wishes he had known about ARMs when he bought his home.

When I bought my home 4 years ago, I got a fixed-rate loan, like 98% of homebuyers do today. My loan officer didn’t even bring up the idea of an adjustable-rate mortgage (ARM) – maybe because ever since the 2008 housing crisis, ARMs have gotten a bad rap.

But knowing what I do now, an ARM would have been the cheaper and more appropriate choice for me, because I knew for certain that I wasn’t going to stay in the home for more than 5-7 years. All in all, I could’ve saved over $5,000 in interest over the last few years if I had chosen differently.

A lot of people move within 5-7 years. According to the National Association of Home Builders, 40% of homeowners move out after 5-10 years:

What’s the difference between a fixed-rate mortgage and ARM?

Fixed-rate mortgages offer just that – you get the same, fixed interest rate over the course of your loan (typically 15, 20, or 30 years). No surprises.

Adjustable-rate mortgages (ARMs) typically offer you a lower rate for an initial fixed period (5, 7, or 10 years). After that initial period is over, the rates will adjust (and typically increase) each year based on market rate factors. Note that there is a predetermined cap that establishes the maximum amount rates can increase each year – so you’ll know the “worst-case scenario” going in. Want to learn more about how ARMs work and how much your rates might go up? Head here.

Is an ARM right for you?

If you’re not planning on staying in your home for longer than 5-10 years, an ARM allows you to take advantage of the initial low rate.

As of 4/13/2017, here’s a sample purchase loan a consumer may qualify for:

How much could you save?

This table shows the annual and cumulative interest savings for a $300,000 loan, assuming you move out of your home at or before the end of the fixed period.

Other reasons to choose an ARM (crystal ball required)

Some lenders might suggest additional reasons for choosing an ARM, but we think they can come with more risk. Let’s go over a few of them:

1) You anticipate being able to afford higher payments later on because of your career trajectory, a partner rejoining the workforce, or an expected inheritance.

Why we’re cautious: Life is unpredictable, and even the most solid plans can fall through. You might want to consider consulting with a financial advisor if you’re trying to figure out whether you’ll be able to afford a higher monthly mortgage bill down the line (using the “worst-case scenario” numbers).

2) You’re banking on refinancing your loan before or soon after the fixed period ends.

Why we’re cautious: Again, life – and the economy – can be unpredictable. Just like getting your initial mortgage, a lot of requirements and factors are involved in successfully refinancing your mortgage, which means there’s no guarantee you’ll be able to lock in a lower rate down the line.

Conclusion

At Better Mortgage, we believe in only recommending loan products that are in the best interest of the buyer. That’s why none of our Mortgage Experts receive commissions – they’re solely here to support you. So, while there are other reasons why an ARM might be appealing, the only case we feel strongly about is the home scenario in which you’re certain that you’ll be selling the house within 10 years.

The great news is if you plan on being in your home for 10 years or less, a 10/1 ARM can save you thousands (almost $7,000 over the 10-year period for a $300,000 loan, as shown above). But if you’re planning on staying in your home long-term, or are uncertain about how long you’ll be there, we recommend doing the math and consulting a financial professional who can help you understand if you’ll be able to afford higher mortgage payments in the future.

If you’re curious about what ARM rates are like today, take a look at our Rate Quote Tool, and if you’d like to talk through your specific scenario with one of our Loan Consultants, you can schedule a conversation or call us at 888-501-3186. We’re here to help you figure out which option is right for you.

Not so bankable

TWICE IN THE past 30 years, housing finance has taken down America’s economy. As interest rates rise and the housing market stutters (see article), regulators are again pondering the risks from the mortgage market—this time from a shift towards non-bank originators.

These firms, which create mortgages and often sell them on to other institutions, exist outside the bank-regulatory framework. They now account for 44% of lending by the top 25 originators, up from 9% in 2009, according to Inside Mortgage Finance, a trade publication. Five of the largest ten are non-banks, as is the largest retail mortgage originator, Quicken Loans. Their market share for servicing mortgages, or collecting monthly payments, has risen from 5% in 2009 to 41% in 2018.

Interest-only mortgage? What to do if you are facing an uncertain financial future https://briefnews.eu/interest-only-mortgage-what-to-do-if-you-are-facing-an-uncertain-financial-future/ https://briefnews.eu/interest-only-mortgage-what-to-do-if-you-are-facing-an-uncertain-financial-future/#respond Mon, 06 Aug 2018 13:25:09 +0000 http://briefnews.eu/interest-only-mortgage-what-to-do-if-you-are-facing-an-uncertain-financial-future/

mortgage

Warren Shute provides his advice for people worried about their interest-only mortgages (Image: GETTY)

The FCA released a notice about their concerns on this subject at the beginning of this year because 2018 shows a peak in the number of mortgages coming due, especially interest-only mortgages. There are further peaks due in 2027 and 2032.

We’re talking big numbers here: 1.67m interest-only or part-interest mortgages are in the marketplace at the moment, which represents nearly 20 per cent of all outstanding mortgages in this country.

If this doesn’t affect you, it’s likely to affect some of your friends and family. So how should you handle the situation in advance of the end of your term?

How do interest-only mortgages work? These mortgages were popular before 2007 and the financial crash, with people looking for more affordable repayments and thinking that house prices were always going to keep going up.

An interest-only mortgage is one where you pay only the interest and not the mortgage balance itself. Let’s say you have a £100,000 mortgage charged at five per cent annual interest, at the end of the year you’ll have paid £5,000 but you still owe the £100,000; fast-forward 25 years and you still owe that £100,000.

If you’ve got one of these mortgages, your biggest concern is: how are you going to pay your mortgage back? Don’t panic, just make sure you have a strategy in place – here are your options.

Evaluate (and re-evaluate) your original thinking

Step 2 of my book The Money Plan is to get financially organised, by knowing what you’ve got: your assets and liabilities, your income and expenditure.

What assets do you have that you can offset against your final capital payment? And is your original strategy still the right one?

Most people with an interest-only mortgage should have set up an investment or repayment vehicle to run alongside it – possibly a PEP or an ISA, or even an endowment policy or personal pension plan – giving them a lump sum to pay off the borrowing at the end of the term. If you did, you have a few options available:

Option 1: Cash in and switch to repayment terms

Whatever your strategy when you took the mortgage, you should re-evaluate it now. Why? As a rule of thumb, if you have an endowment policy or ISA that was put in place to repay the mortgage at the end of your term, it’s probably advantageous to cash in now instead and pay off some of the balance.

At the same time, you should switch over to a repayment mortgage that will see your loan completely cleared at the end of its remaining term.

An important note to remember: if you’ve had a policy running for less than 10 years then check for any tax liability or surrender charges before you cash it in; if in doubt, seek professional advice first.

new home

A top tip would be to consider downsizing your home (Image: GETTY)

Doing this is probably your cheapest long-term option. You’ll have a smaller remaining balance, though you’ll also have higher monthly payments.

If you find the new premiums too high, ask if you can extend the term and push it out a little longer. Bear in mind not to go too far into the future – don’t extend debt past your retirement date.

If the new monthly repayments are still too expensive then it may be necessary to leave some of the mortgage on interest-only – but remember that money will still be owed at the end of your term, don’t bury your head in the sand. Try to chip away at it along the way if you get bonuses, commissions or other extra cash.

Option 2: Maintain your position

If your repayment vehicle is on track and you’re happy with it, then you might choose to maintain your current status quo on the understanding that your strategy will cover your final lump sum payment.

But do keep an eye on it and keep it under regular review, this is a higher risk approach. You need to be comfortable taking that element of risk.

Option 3: Switch and maintain!

If you can afford to switch the interest-only mortgage to a repayment one over the remaining term, plus keep your savings vehicle going, then that will give you a nice addition to any retirement funding or plans you have.

But for many, switching AND continuing the investment vehicle will be expensive and unaffordable.

Option 4: Cash in and downsize

What you might have to do at the end of the term (or even before it so that you’re not under pressure) is to sell your property. Downsizing might have always been part of your strategy, or it might be something forced upon you by your finances.

Either way, if you cash in your investment vehicle now and pay off some of your mortgage, then when it’s time to downsize you’ll have lots of equity, potentially enough to buy a smaller property and have some money left over.

Martin Lewis issues mortgage WARNING and urges homeowners to check their rates NOW https://briefnews.eu/martin-lewis-issues-mortgage-warning-and-urges-homeowners-to-check-their-rates-now/ https://briefnews.eu/martin-lewis-issues-mortgage-warning-and-urges-homeowners-to-check-their-rates-now/#respond Mon, 30 Jul 2018 14:25:43 +0000 http://briefnews.eu/martin-lewis-issues-mortgage-warning-and-urges-homeowners-to-check-their-rates-now/

If you have a mortgage, you should check urgently if you can slice the rate down – you may gain £1,000s right now.

Less than a year ago the very cheapest two year fix was under one per cent, the similar cheapest deal is now around 1.35 per cent, and five year deals are up a similar amount too.

This is happening because the City’s long term view of interest rates is rising. In the short term too, many analysts think the UK base rate will rise soon.

If it does go up by an expected 0.25 percentage points, anyone on a variable-rate mortgage will pay almost £200 a year more per £100,000 of outstanding mortgage.

Huge savings are possible though. Here’s your 5 steps to finding the cheapest deal…

1) Check your current mortgage details. Dig out the details of your existing deal. You’ll need to know…

a) What’s the rate? And find your monthly payments and outstanding debt.

b) What type is it? Fixed, tracker, discount, SVR.

 c) When’s the intro deal over? Eg, when does the two year fix end exactly?

d) How long’s the full mortgage term? When must it be fully repaid? Eg, in 10, 15, 25 years.

e) Will I be penalised? Any early repayment/exit penalties?

Critically, work out your current loan to value (LTV) – the proportion of your property’s CURRENT value you’re borrowing. Eg, £90k on a £100k property is 90 per cent LTV, lower is better, and this has a big impact on the rate you can get.

2) Benchmark your cheapest deal with a mortgage comparison. For an easy benchmark of what’s available in your circumstances, start with a comparison site that includes all deals, including ‘direct only’, those that aren’t offered by broker.

These include my mortgage comparison at www.mse.me/mortgagecompare and www.moneyfacts.co.uk has one too.

3) What counts these days is whether you’ll be accepted. The good/bad old days of easy credit where lenders would fling out deals to all and sundry are long gone – getting accepted is today’s challenge. This has two key elements…

Is your credit score good enough? Your credit history is a huge part of whether you’ll be accepted for a mortgage.

So be careful before applying not to make too many applications for other credit, and never miss a repayment. To find your credit worthiness for free use www.mse.me/creditclub.

Are the repayments affordable? For the past couple of years, lenders won’t just check if you can afford the monthly repayments at the current rate, but they’ll also stress test affordability if rates were six per cent or seven per cent.

If you’re close to the financial limits, reel in your spending months before applying, as lenders will want evidence of income, big bills, expenses and even eating out.

4) Got savings? They could get you a better mortgage. For each five per cent lower your Loan-To-Value (LTV) usually until 60 per cent, the cheaper the deal, so borrowing a little less can have a big impact on your rate. For example, if you’ve a £150,000 home, and want a £137,000 mortgage, that’s 91 per cent LTV, and the top five-year fix is 3.75 per cent.

Yet use £2,000 of savings to reduce the borrowing, and you’d then be at 90 per cent LTV – where the top five-year fix is 2.19 per cent, saving c. £1,300/year in payments.

5) To fix or not to fix? Fixing gives you price and budgeting certainty that the rate won’t move for a set time. Variable deals move with the UK interest rate (and sometimes just at the provider’s whim). Generally you pay a little more to fix, but not much. Ask yourself how much you think rates will rise over the period. If peace of mind that you can afford to pay is what’s important for you, err on the side of fixing, and fixing for longer – and right now with fixed deals being outrageously cheap this is a good time to look at it.

Martin Lewis: He explained how to save tens of thousands on your mortgage (Image: Getty/ITV)

Martin Lewis, Money Saving Expert, 46, spoke on This Morning today about how to save on your mortgage.

The Money Saving Expert, also known as MSE for short, explained many mortgage rates are rising – meaning those with variable or tracker mortgages may end up paying more.

He explained: “The rates of new mortgage deals have increased in recent months, as they tend to move with the City’s long term predictions of interest rates.

“While less than a year ago the very cheapest two year fix (65 per cent LTV) was under one per cent, the similar cheapest deal is now around 1.35 per cent. The cheapest five year fix was 1.55 per cent it’s now 1.89 per cent. Though all have high fees.

“These rates are rising as they are effectively based on the City’s long term predictions of interest rates, and these are going up.

Martin Lewis Money Saving Expert explained how to get the best possible rate on your mortgage

“Plus one recent poll of analysts had 80% of them expecting UK interest rates to go up next month, but then again since we’ve had data that pushes the opposite.

“It’s swinging all the time and that’s before we factor in Brexit uncertainty.

“Yet one thing I can say is it is definitely possible interest rates will go up in August, though not definitely definite. If they do rise, by an expected 0.25 per cent points, anyone on a variable or tracker mortgage will see their costs increase – a quarter of a percentage point rise adds about £200 a year per £100,000 of outstanding mortgage.

“This means it is worth everyone checking now if you can slash costs with a new deal in case they get even pricier. This is especially important if you’re on your lender’s standard variable rate (SVR) – the default rate most fixes and trackers revert to when the intro deal ends – then the savings can be huge.

“For example someone moving a £150,000 mortgage from 4% SVR to the two-year fix at 1.35 per cent will save £4,000+ over two years even after fees.”

martin lewis money saving expert mse mortgage

Martin Lewis: Swapping from a standard variable rate mortgage to a fix rate could save you money (Image: Getty)

Some homeowners could save as much as £54,000 long term over their mortgage by switching to a fix type of mortgage.

“And over the years the saving can be huge, as Karen found: “I moved from a SVR to a fix. By keeping my monthly payments the same, I knocked 9 years off the mortgage term, saving £54,000. Thanks.”

Martin Lewis outlined his advice for those looking to save on their mortgage.

Check what your mortgage costs – and is it about to end?

Dig out the details of your existing deal, and see if it’s worth remortgaging (ie, switching to save). You’ll need to know…

a) What’s the rate? Plus monthly payments & outstanding debt.

b) What type is it? Fix, tracker, discount, SVR.

c) When’s the intro deal over? Eg, when does the 2yr fix end exactly?

d) How long’s the full mortgage term? When must it be fully repaid? Eg, in 10, 15, 25 years.

e) Will I be penalised? Any early repayment/exit penalties?

Critically, work out your current loan to value (LTV) – the proportion of your property’s CURRENT value you’re borrowing. Eg, £90k on a £100k property is 90% LTV. For each 5% your LTV drops, usually until 60%, the cheaper the deal. So if your home’s increased in value since you got your mortgage, you may gain.

Benchmark your cheapest deal with a mortgage comparison

For an easy benchmark of what’s available in your circumstances, start with a comparison site that includes all deals, including ‘direct only’, those that aren’t offered by broker. These include Martin’s ‘Mortgage Comparison’ or sites such as MoneyFacts.co.uk.

Don’t just focus on rate though, the smaller your mortgage, the bigger the impact of fees. A good way to compare mortgages is to divide the fee across the discount or fixed period. So a £1,200 fee on a two-year (ie, 24-month) deal is £50 a month – then add that to the monthly repayment.  For smaller mortgages it’s worth checking if your existing mortgage provider has a cheaper deal; as it may have no fees for shifting to it.

What counts these days though, is will you be accepted. In the good/bad old days of easy credit lenders would fling out deals to all and sundry are long gone, getting accepted is now the challenge. There are two key elements to this…

• Is your credit score good enough? Your credit history is a huge part of whether you’ll be accepted for any type of credit, including a mortgage. So be careful before applying not to make too many applications for other credit, and never miss a repayment.

• Are the repayments affordable? For the past couple of years, lenders won’t just check if you can afford the monthly repayments at the current rate, but they’ll also stress test affordability if rates were 6 per cent or 7 per cent. And crucially this doesn’t only apply for new mortgages, it’s also for remortgages too (which is ridiculous and on a side note I am campaigning against this). So it’s really important you reel in your spending months before applying, as lenders will want evidence of income, big bills, expenses and even eating out.

martin lewis money saving expert mse mortgage

Martin Lewis: His advice could save homeowners a lot of money long term (Image: Getty)

To help match your characteristics to which mortgages are available is something a good mortgage broker can do that you can’t do yourself. But do ask if the broker will check all deals available to them and not just a panel of lenders. Also, check how much using a broker will cost and ensure you use a qualified one. For face-to-face help then ask friends for a local broker recommendation or use Unbiased or VouchedFor to find one, there are fee free brokers (they take a commission from the lender) available on the phone such as London & Country Mortgages.

Got savings? They could get you a better mortgage

For this, you need to find your current loan-to-value (LTV) – the proportion of the value of your home you’re borrowing, so £80k on a £100k property is 80 per cent LTV. At every 5 per cent LTV threshold from 95 per cent down to 60 per cent, deals tend to get better, so a little extra can have a big impact on your rate.

Fix or variable rate?

The advantage of a fix is you get price and budgeting certainty that the rate won’t move for a set time. Whereas variable deals move with the UK interest rate (and sometimes just at the provider’s whim). Generally you pay a little more to fix, but not much. Ask yourself how much you think rates will rise over the period. If safety’s what is important for you, err on the side of fixing, and fixing for longer – and right now with fixed deals being outrageously cheap this is a good time to look at it. And if you can get a long fix for not much more than a short one, that also gives you a level of certainty.

  • Mortgage rates are rising rapidly toward 5% with the average 30-year fixed-rate mortgage currently at 4.86%. If it hits 5.5%, it would be the highest level since 2008.
  • Most homebuyers cannot exceed their specific budget, meaning higher mortgage rates will eventually push down home prices if given enough time.
  • A 30-year rate of 5.5% will ruffle the market and if it gets to 6%, there will be some pain.

The average interest rate for 30-year fixed-rate mortgages with conforming loan balances ($ 453,100 or less) and a 20% down-payment jumped to 4.86% for the week ending May 18, the Mortgage Bankers Association (MBA) reported this morning.
