A discounted batch of planks is seen as people shop for lumber at a Home Depot store in Alhambra, California on May 4, 2022.

  • Lumber prices fell 4% to a new 2022 low on Tuesday as the housing market continues to cool off.
  • The decline came on the same day Goldman Sachs warned that it expects a continued decline in the housing market.
  • "The sustained reduction in affordability, waning pandemic tailwind, and recent decline in purchasing intentions suggest that home sales are likely to fall further," Goldman said.

Lumber prices fell to a new 2022 low on Tuesday as higher mortgage rates continue to weight on a slowing housing market.

The essential building commodity fell as much as 4% on Tuesday to $ 465 per thousand board feet, decisively below the low seen in early August of $ 470.

While the decline in lumber may be seen by some as a positive sign that inflation is continuing to cool, it is also indicative of a housing market slowdown that may last longer than expected.

And Goldman Sachs expects just that, as it argued in a Tuesday note the home sales are set to decline further after already cooling significantly since the Fed began its interest rate hikes, which sent mortgage rates soaring above 5%.

"The sustained reduction in affordability, waning pandemic tailwind, and recent decline in purchasing intentions suggest that home sales are likely to fall further," Goldman said. The bank expects existing home sales to fall 12% in August, while it expects new home sales to be flat.

Home prices have remained relatively resilient even as sales have cooled down. But Goldman expects that to change soon.

"Our model suggests that home price growth will slow sharply in the next couple quarters… as the imbalance between supply and demand continues to shrink, mostly through lower demand," analysts said.

Longer-term, Goldman still expects a demographic tailwind from millennials to help support the housing market, but a recent decline in purchasing intentions illustrates how sensitive this group of buyers is to higher mortgage rates.

Still, while Goldman expects housing to slowdown, it doesn't mean a deep recession will follow as it did during the last housing bust in 2007.

"Past housing downturns have typically been accompanied by economywide recessions, which led to an influx of housing supply as unemployment rose and individuals were forced to sell their homes. However, an influx of supply from this channel seems unlikely this cycle: the labor market remains robust (and likely will, even in a mild recession), and household balance sheets are extremely strong," Goldman said.

As the housing market cools off, so are lumber prices, which briefly surged to a record high of $ 1,733 per thousand board feet in 2021. But if the housing market returns to its pre-pandemic state, so too could lumber prices, which have historically traded between a range of $ 200 to $ 600 per thousand board feet.

House Styles Around the World https://briefnews.eu/house-styles-around-the-world/ https://briefnews.eu/house-styles-around-the-world/#respond Thu, 25 Apr 2019 15:18:54 +0000 http://briefnews.eu/?p=252166 House styles around the world

Throughout human history, people have been fabricating shelters to fit their culture, climate, and surroundings. For many of us, a home is a four-walled building mounted on a permanent foundation. But across the globe, people define home in many ways, built from any number of locally-available materials in all sorts of regionally unique styles. Let’s look at just a few:

EUROPE: The trullo of Italy is a traditional stone hut built with a conical roof. These quaint, distinctive homes were most popular during the 19th century, and coincided with the rise of wine growing in the Itria Valley.

RUSSIA: The izba is a traditional Russian countryside dwelling, often built as a style of log cabin since its inception hundreds of years ago. Izbas often featured rich wooden carving decoration around windows, and almost always featured a Russian oven in the center of the living space.

ASIA: The minka (literally translated “house of the people”) of Japan are common houses built according to one of Japan’s several traditional building styles. Despite the wide variety of styles and floor plans, almost all minka are constructed on a frame of wooden posts and beams.

Moving Tips: How to Save Money When Moving Locally https://briefnews.eu/moving-tips-how-to-save-money-when-moving-locally/ https://briefnews.eu/moving-tips-how-to-save-money-when-moving-locally/#respond Thu, 07 Feb 2019 15:08:03 +0000 http://briefnews.eu/?p=249562

Moving locally can be a costly endeavor. No matter how you look at it, you’ll always find yourself spending more money for the relocation. That’s because of the variety of expenses associated with moving such as experienced movers, housing rents, moving trucks and miscellaneous fees. Luckily, there are opportunities where you can keep more cash in your wallet during a move. Partnered with careful planning and preparation, here are some ways to save bucks of money when moving locally.

  1. Cut down some of your stuff.

The relocation comes with significant responsibilities as well as potential expenses. That said, you should do whatever it takes to minimize all your costs, and you can achieve it by decluttering some of your belongings. Start by sorting your possessions into three categories. The first category includes those items you intend to sell in a garage sale, the second one for items that can be donated, and the third category is for the things you want to get rid of for a lifetime. Remember, cutting down your stuff gives you the opportunity to save money — fewer items to be dispatched means lower moving fees.

  1. Scout for free or low-priced boxes and other packing supplies.

There are ways to make a local move not as pricey as you ever thought. One of them is by finding free or low-priced boxes and other supplies. Remember, the task of packing requires you to gather necessary supplies to get it done safely and efficiently. For the moving boxes, you can go to a nearby supermarket in your area and see if they can give their junked boxes for free or at a low price. However, it’s important to ensure that these various boxes are high quality.

Furthermore, you can also save from other packing supplies by being creative and smart. If you have unused blankets in your closets, make use of them to wrap all your valuable possessions instead of buying bubble wraps.

  1. Schedule your local move during offseason.

For practical reasons, don’t plan your relocation at the end of the month because it’s considered as one of the hectic times for moving companies NYC. During peak season like summer, the demand for professional movers is high, which is why they offer their moving services at a higher rate. If you’re looking to get more savings while moving, try to be flexible with your schedule. Call moving companies within your area and ask for estimates for different days in a month. Doing so will help you decide on what day you want to set up your local move without having to break your bank.

  1. Prepare meals in advance.

The process of moving takes more time. It doesn’t happen overnight as the transition itself might take days or weeks. Even if you already move in, the process will keep going until you unpack all your stuff entirely. However, during this period, it’s costly to go for dinner outside of your new home every night. That’s why it’s advisable to prepare some meals before moving and put them on the freezer. By doing it, you don’t need to spend a single penny on buying your food outside. All you need to do is to microwave what you have in the freezer and eat them while unpacking your boxes.

  1. Get insurance.

Buying insurance before the move will save you money in case an accident might happen during the transit. Thus, if you don’t want to shell out extra cash in case of loss or damage to your possessions, get insurance. If you’re asking help from Movers NYC, ask them if they provide insurance options for all your stuff. If you think the insurance coverage of the moving company isn’t sufficient, shop around and choose the right one. However, if you’re making a DIY move, contact your insurance company and ask what they can do to protect your stuff from loss or damage.

  1. Be careful with your utility shut off dates.

With an overwhelming list of things to when moving, you might not be able to tackle everything. However, it’s essential to plan out how you’re going to schedule the shut-off dates of your utilities. That’s because the last thing you don’t want to happen is to pay utility bills in two distinct places – your old and new home at the same time. So, it’s best to plan this task out properly to avoid unexpected expenses and save cash in the long run.

Conclusion

Following these tips will not only make your local move faster but also less costly. With planning down the road, relocating to a new place will be less time-consuming and complicated. So, it’s important not to stress yourself out to make your moving experience fun and memorable.

Housing market reminiscent of 2006 bubble, ready to burst – Nobel Prize-winning economist Shiller https://briefnews.eu/housing-market-reminiscent-of-2006-bubble-ready-to-burst-nobel-prize-winning-economist-shiller/ https://briefnews.eu/housing-market-reminiscent-of-2006-bubble-ready-to-burst-nobel-prize-winning-economist-shiller/#respond Mon, 05 Nov 2018 08:22:34 +0000 http://briefnews.eu/housing-market-reminiscent-of-2006-bubble-ready-to-burst-nobel-prize-winning-economist-shiller/ The weakening housing market is similar to the last market high, just before the subprime housing bubble burst a decade ago, says famed housing-watcher Robert Shiller.

The economist, who predicted the 2007-2008 crisis, told Yahoo Finance that current data shows “a sign of weakness.”

Housing pivots take more time than those in the stock market, Shiller said, adding that “the housing market does have a momentum component and we’re seeing a clipping of momentum at this time.”

The Nobel Laureate explained: “If the markets go down, it could bring on another recession. The housing market has been an important element of economic activity. If people start to get pessimistic about housing and pull back and don’t want to buy, there will be a drop in construction jobs and that could be a seed for another recession.” He added: “By the way, we’re overdue for another recession.”

When reminded that 2006 predated the greatest financial crisis in a lifetime, Shiller acknowledged that any correction would likely be far less severe.

“The drop in home prices in the financial crisis was the most severe drop in the US market since my data begin in 1890,” the Yale economist said.

“It could be that we’re primed to repeat it because it’s in our memory and we’re thinking about it but still I wouldn’t expect something as severe as the Great Financial Crisis coming on right now. There could be a significant correction or bear market, but I’m waiting and seeing now.”

The infamous US housing bubble in the mid-2000s and the subsequent subprime meltdown were key factors spurring the broader financial crisis of 2008. A speculative frenzy over house prices, mortgages beyond long-term capabilities to finance, and eventually a wave of defaults by borrowers, threatened the solvency of some key financial institutions which in turn led to a stock market crash, and the global financial crisis.

1 in 5 Californians Is Poor. Housing Prices Are to Blame https://briefnews.eu/1-in-5-californians-is-poor-housing-prices-are-to-blame/ https://briefnews.eu/1-in-5-californians-is-poor-housing-prices-are-to-blame/#respond Wed, 17 Oct 2018 06:28:11 +0000 http://briefnews.eu/1-in-5-californians-is-poor-housing-prices-are-to-blame/ In the Netflix television show Altered Carbon, the fears of rampant income inequality are fully realized. High society is taken literally, as the rich and wealthy live in a cloud city in the sky. The series is set hundreds of years in the future, and yet it tellingly takes place in the San Francisco Bay Area, with leaders who muse about making themselves immortal and are obsessed with the propagation of their own compounding wealth.

The analogy is even more cutting when you consider that, when it comes to one measure, the Golden State is already living a prelude to such disparate lives:

One in five Californians is poor when housing, medical costs and taxes are taken into account.

That’s the highest poverty rate for any state from 2014-2016, according to the Census Bureau’s Supplemental Poverty Measure, with Florida, Louisiana and Arizona nipping at California’s heels. Critics of that finding note that if you go by the “official” poverty rate, which throws out living costs, California is only the 16th poorest. And they point to the state’s economy, which consistently has healthy rankings for unemployment, labor force participation rate and GDP per capita. Their argument? The economic engine is humming: California in May became the world’s fifth-biggest economy, surpassing the United Kingdom, for goodness sake.

Gettyimages 489709090

Yet that prosperity clearly isn’t trickling down, despite the best efforts of lawmakers, who have used cash assistance, vendor and other welfare programs to pump almost $ 958 billion into the state’s poverty issue from 1992-2015, as Kerry Jackson of the “free market” Pacific Research Institute think tank noted in a January editorial. A living wage in California would need to be about $ 25 per hour, says Rebecca Brown, CEO of Boston-based Equity Focus Consulting, who previously worked on poverty issues in Oakland. But economists fear raising wages would lead to even fewer job opportunities. The state’s median wage was $ 19.67 per hour as of May 2016, according to federal wages statistics compiled by governing.com.

The biggest contributor to California’s dismal ranking is its high housing prices, notes Joel Kotkin, a demographer at Chapman University in Southern California’s Orange County. The public clamors for houses next to public transportation while large swaths of the state go underdeveloped. Extensive regulations lead to skyrocketing construction costs, which in turn raise the roof on home prices.

Legislation has tended to under-tax real estate investments, Brown says, “making them more profitable while also increasing the cost of living.” Rather than building accessible jobs in manufacturing and other industries, the state’s growth remains focused on the Bay Area, making economic expansion more geographically concentrated than in the past. The state’s agriculture economy is built on the backs of undocumented workers, who labor below the minimum wage and have few financial supports.

Energy prices in California are high, due in part to environmental regulations meant to reduce the state’s carbon footprint. Residents pay 18.91 cents per kilowatt-hour, compared to the U.S. average of 13.15. “We are waging a vainglorious attempt to be a climate expert, the paragon, at the expense of the people in California,” Kotkin says.

The working poor in particular are “moving out of the cities in droves to find somewhere they can afford to live,” Brown says. She recites a laundry list of other challenges: low health care access, poor nutrition, inadequate education and mental health treatment, to name a few. The widening wealth gap in California will eventually cause social and political tension, Kotkin argues: “The base for the Democratic Party is upper-income professionals and the poor. And those two groups don’t necessarily have the same interests.”

So what can be done about poverty? Brown offers some solutions, from directly injecting dollars into family incomes — one study she cites showed a $ 1,000 increase could have a positive impact on children’s math and reading scores — to neighborhood intervention programs, such as Harlem Children’s Zone, which holistically target a single region for help. Still, there is no “panacea,” as Brown puts it. While the Golden Gate Bridge leads to unfathomable riches for some, for many Californians, the American dream turns to rust.

Property UK: Brexit uncertainty has mixed affect on housing market across the UK https://briefnews.eu/property-uk-brexit-uncertainty-has-mixed-affect-on-housing-market-across-the-uk/ https://briefnews.eu/property-uk-brexit-uncertainty-has-mixed-affect-on-housing-market-across-the-uk/#respond Thu, 11 Oct 2018 01:29:57 +0000 http://briefnews.eu/property-uk-brexit-uncertainty-has-mixed-affect-on-housing-market-across-the-uk/

property

If a property is purchased with a mortgage, a surveyor’s valuation is required by the lender (Image: Jeremy Walker/Getty Images)

Now, a report this morning from the Royal Institution of Chartered Surveyors (RICS) highlights just how much of an influence Carney’s remarks have had on consumers who were actively considering moving home last month, and on overall market expectations in the wake of further economic and political uncertainty.

Unlike other house price indices, which generally rely on empirical data, the RICS monthly report is sentiment based, meaning that its member surveyors from across the country provide their views on a series of questions relating to what they have observed over the previous month in their area.

Given that surveyors are a vital part of the property ecosystem – after all, if a property is purchased with any sort of mortgage, a surveyor’s valuation is required by the lender – RICS members are uniquely placed to provide insight into how the housing market is fairing from region to region.

Given the background then, this morning’s report makes for rather interesting reading.

At a headline level, RICS suggests that new buyers are holding back on their purchases, due to Brexit uncertainties, leading to their indication that the number of properties sold over the next twelve months is likely to dip from the volume of transactions we’ve seen this year.

However, fewer vendors listing their properties for sale in some regions has counter-balanced any drop off in buyer activity, meaning that prices in many areas remained flat last month, although there is significant variation across the UK, as has been the case for much of this year.

As well as the ‘Brexit effect’ creating a climate of uncertainty, surveyors also suggest that the headline slow-down in purchase activity in September was caused by a combination of affordability constraints, together with the lack of available homes for sale as the average stock on estate agents’ books up and down the country has dropped again to near record low levels.

This in addition to the  recent increase by the Bank of England in interest rates, has meant that many would-be movers have now adopted a ‘wait and see’ attitude.

Simon Rubinsohn, RICS Chief Economist, commented” “There are a number of themes running through the comments of respondents this month, but uncertainty relating to Brexit negotiations is at the very top of the list followed by references to the confidential remarks made by the Bank of England Governor to the cabinet.

“All of this is, not surprisingly, taking its toll on the sales market with the key activity indicator in the survey flat or slightly negative in all parts of the country apart from Northern Ireland and Wales.”

But despite the report’s rather negative overtones, it’s perhaps not all doom and gloom. As Brian Murphy, Head of Lending for Mortgage Advice Bureau highlights, there is a continued disparity across the UK which has been at play for most of 2018, where consumer confidence in bricks and mortar would appear to still be prevalent in many areas.

He explained: “Whilst Mr Carney’s remarks last month were perhaps somewhat taken out of context – he was of course, asked to provide his views on a range of potential scenarios, not just ‘worst case’ – given the widespread coverage they received, RICS members appear to be suggesting that the impact in some areas of the country was noticeable.

“However, other regions, such as Northern Ireland and Wales, have seen a buoyant market continue in September in terms of volumes, with values increasing, albeit modestly of course, in the West Midlands and Scotland.

Brian continued: “Indeed, today’s report also suggests surveyor expectations are that, despite last month’s headlines, prices in most parts of the country will either remain at current levels or edge up slightly over the next year.”

sale

So, what do those surveyors, who are actually at the coalface of the current market, think? It’s perhaps fair to say that there is a marked difference between regions in terms of sentiment.

For example, in the North West, John Halman of Gascoigne Halman in Wilmslow records September as being “still a reasonable market, although very low levels of general activity”.  However, Adam Farnsworth of Berrys in Kettering is less optimistic, suggesting that in his locale within the East Midlands “uncertainty has crept in like a river fog in autumn”.

He continued: “Sales of houses under £250,000 sell well, with increases in values. The mid-market appears flat, and the higher market subdued.”

In the West Midlands it would appear to be a different picture again, as Colin Townsend of John Goodwin in Malvern observed: “Though there is evidence that the market might be about to slow over concerns with the economy, Brexit and against rumours that parts of the UK housing market are struggling, September was another strong month.”

But in the South East’s leafy commuter haven of Cobham, Anthony Webb of Trenchard Arlidge notes a very different environment, and suggested that “Brexit uncertainties compound excessive Stamp Duty and government interference in the property market”.

His sentiments are echoed in the South West by fellow surveyor Simon Barker of Knight Frank LLP in Sherborne, who warned: “Brexit continues to cause angst amongst buyers and sellers alike.

“I feel the next two months are pivotal in creating a positive market sentiment for 2019. A no-deal Brexit will be a disaster for the UK and the property market in my opinion.”

With further rounds of crunch Brexit negotiations next week, many consumers and industry professionals will be hopeful that the current status quo will improve once our way out of the EU is made clear – one way or the other.

Brazil National Museum housing 20mn+ exhibits devoured by massive blaze (PHOTOS) https://briefnews.eu/brazil-national-museum-housing-20mn-exhibits-devoured-by-massive-blaze-photos/ https://briefnews.eu/brazil-national-museum-housing-20mn-exhibits-devoured-by-massive-blaze-photos/#respond Mon, 03 Sep 2018 02:09:11 +0000 http://briefnews.eu/brazil-national-museum-housing-20mn-exhibits-devoured-by-massive-blaze-photos/

The National Museum of Brazil in Rio de Janeiro has been hit by a massive fire on Sunday night, with images from the scene showing the entire building engulfed in flames. The cause of the blaze is unknown so far.

No-one was injured in the fire, which started after the museum was closed for the day, local media report. About 50 firefighters have been trying to contain the inferno since 7 pm local time. The flames quickly spread through the 10th century wooden mansion that houses the museum. Images from the scene show the entire building burning on the inside.

The National Museum is one of the Americas’ oldest and largest, holding over 20 million objects pertaining to natural history and anthropology. It is housed inside the Sao Cristovao palace in Rio de Janeiro, a former residence of the Portuguese royal family.

The National Museum houses the largest collection of Egyptian archaeology in Latin America, numbering over 700 items. It also boasts a vast collection of minerals and fossils.

According to the museum’s deputy director, there were plenty of highly flammable items inside the building that could have triggered the blaze.

“There were a lot of items that could cause a fire, we had a plan to remove those substances from the museum, but unfortunately that happened,” Cristiana Cerezo told The Globe.

The extent of the damage to the museum’s contents is unknown so far, as is the exact cause of the fire. Authorities have launched an investigation.

Brazilian President Michel Temer called the potential loss of the museum’s entire collection “incalculable.”
“200 years of work, research and knowledge have been lost,” he tweeted. The National Museum is Brazil’s oldest scientific institution. It celebrated its 200th anniversary this June.

Despite its historic and scientific value to the country, the museum has been plagued by a lack of funding over the recent years. In June, the national heritage site received a R$ 21.7 million (USD 5.3 million) for the renovation of its library, roof and other essential repairs. The contract signed between the museum and Brazil’s National Bank for Economic and Social Development (BNDES) stipulated that the portion of the money should be allocated to improve fire safety.
