As we move into the Autumn and the weather inevitably gets colder, broken down boilers, mould on the walls and water leaks due to overflowing gutters are all common problems that can cause expensive disputes between landlords and tenants.  

But many issues can easily be minimised or prevented entirely with good property management and maintaining good communication. 

Brian Murphy, Head of Lending for Mortgage Advice Bureau, who today released their Best Buys mortgages for landlords, said: “Whilst Buy to Let can be a good long term strategy for some people, it’s rarely a hands-off investment.  

“To be a successful landlord realistically entails managing your property the same way you’d run a business, and failing to keep on top of basic property maintenance can not only cause you to lose hundreds, if not thousands of pounds in the event that your property is damaged, but you also run the risk of getting into a lengthy and potentially costly dispute with your tenants, all of which can be avoided in many cases if you’re organised and on the ball.”

But whilst prevention is great, it’s also a good idea to get a Boiler Cover plan in place so that, if the worst happens, you can deal with the situation quickly so your tenant isn’t inconvenienced for any longer than is necessary.  

There are some great policies available from companies such as HomeServe and British Gas, which mean that not only can get you a heating engineer out within 24 hours, but you don’t get charged an expensive emergency call out fee, and any repair works are covered out under the costs of your policy, meaning that it’s easy to budget for.    

The virtues of ventilation 

Condensation and mould are common issues that can cause major problems in terms of damage to property and disputes with tenants, but are another problem area that can be easily prevented in most cases with a bit of good communication. 

Condensation is caused when warm air meets cooler air or a cooler surface, and has to release some of its moisture as a result, resulting in mould gathering on walls, ceilings and other areas.  

These days, where many properties are so well insulated and have double glazing, together with efficient central heating systems, condensation is more likely to occur unless the property is correctly ventilated.   

Mould can quickly cause damage to your property and your tenant’s personal belongings, along with health issues for your tenants if left unchecked over a long period of time.  Condensation and mould are also regular causes of complaints from tenants who may believe that there’s an issue with the property, rather than a lack of correct ventilation, leading to disputes about rent.  

But all of this can be avoided in many cases by landlords taking a couple of preventative measures.

Winter issues: Snow and rain can bring about a load of property problems

Firstly, drop your tenants an email explaining that, as well as heating the property correctly over the winter months, they also need to make sure it’s adequately ventilated.  

If your tenants will need to leave a couple of windows open slightly to get air into the property, then ensure that they are fitted with restrictor locks to keep the place secure.  

If there are airbricks in the property, ask your tenants to make sure that these are kept clear, to help with air flow.  

Also, ask your tenants to check that any extractor fans in the kitchen and bathrooms are working correctly, and if not arrange for them to be checked by a professional, as these are key areas where condensation and mould are likely to strike unless they are ventilated correctly.

Look after your investment

Whilst you obviously want your tenants to feel at home, it’s also important that you protect your investment and schedule regular property inspections to make sure your property is in good condition.  

These are even more important in the winter, so get the dates in both yours and your tenants diaries as soon as possible so that you both know when you will be visiting and you’ve given your tenants as much notice as you can, or if you use a managing agent, ensure that they have got inspection dates booked in advance.  

If you own a house, make sure that winter property checks include pipework and rainwater goods, to avoid issues with pipes bursting or blocked gutters causing water ingress.  

Have an emergency plan 

Keeping up a good relationship with your tenants should help to ensure that they are more likely to let you know when there’s a problem, particularly if they know that you’re the type of landlord who will get things fixed quickly.  

If you or your managing agent (if you’re using one) are on the front foot in terms of keeping in touch regularly to check all is well or if anything needs looking at, you’re more likely to find that your tenants will look after the property.   

If you know that severe weather is likely, for example the bad storms we’ve had in some parts of the country this week, then get in contact with your tenants and let them know how to contact you in an emergency or who at the managing agent will be around on a 24 hour call-out basis and give them the mobile number.  

Chances are they won’t need to contact you, but the fact that you’ve bothered to make sure that they will be OK and if there is a problem, who they can speak to quickly in order to deal with it will go a long way to making your tenants feel valued and keep the relationship on a positive footing.     

At the end of the day, being a good landlord is partly about finding the right balance of being approachable and friendly without being intrusive on your tenants and disturbing their enjoyment of the property.  Get it right, however, and you should be able to avoid a lot of problems before they start.

The gaffe occurred when Professor Robert Kelly was being interviewed live about the current political climate in South Korea and the removal of their President, Park Geun-hye.

In the middle of addressing the presenter’s very serious questions via a webcam interview, Robert – who is the Professor of Political Science at Pusan National University in South Korea – was interrupted as his adorable toddler came bursting into the room for some attention.

Robert, visibly stressed by the awkward gatecrashing, tried to blindly push the child back out of the shot only for a baby to come waddling in after their elder sibling.

The BBC interviewer tried to keep the laughter out of his voice as he acknowledged the children before a very flustered woman came rushing into the room, trying and failing to be inconspicuous by crouching down.

She quickly grabbed both children and hurried them out before lunging back to slam the door behind them.

Robert made a valiant effort to soldier on through the interview but just could not keep his concentration with all the action going on behind him.

Once the crisis had been averted, he stifled a laugh saying: “My apologies, sorry.”

He then closed his eyes as he regained composure for a second before continuing on with the interview.

BBC shared the hysterical video with their 1 million subscribers on YouTube, and a tweet from BBC News (World) containing the clip has already been retweeted over 3,000 times despite only being posted an hour ago.

Viewers were left in fits of laughter by the hilarious interview, with one person taking to Twitter to say: “I am rolling on the floor! Loved the way the second child waddled in on her baby chair followed by a shocked rescuer.”

Another commented: “He was trying so hard not to laugh,” and another said: “Dude stiff armed his kid without breaking his steely, unflinching camera gaze. What the what.”

Jane Ashley, 47, from London, is able to to make her family’s breakfast, lunch, dinner and snacks for a day – all for under a pound per person.

Her frugal meals include dishes such as fried bean tacos with guacamole and pomegranate salad and Thai green curry.

The generous mother provides all her recipes online for free on her blog named “Eat Not Spend”, so that other families can benefit from her handy work.

As well as featuring vegan and gluten-free recipes, Jane has also shown how you can shop at more upmarket supermarket chains like Waitrose and still successfully feed a family for a pound-per-day. You can shop at cheaper places such as Aldi.

Graphic designer, Jane, who lives with her photographer husband and 19-year-old daughter, says: “You don’t need fancy ingredients to cook good food. Before I started my blog, I could easily walk out of the supermarket with £150 worth of shopping – but I’ve learned to more frugal, less wasteful and still eat well. 

“Hopefully my blog should offer something for everyone to help you to save money whether you’re a poor student, struggling to feed a large family or even if you’re just trying to save some funds towards a holiday” 

A typical day consists of porridge for breakfast, leftover hot and sour chicken soup with homemade bread for lunch and a supper of chicken and mushroom pie with mashed potatoes, carrots and peas. To top it all off, there’s a flapjack snack.

Jane was inspired to try feeding her family on an extraordinarily tight budget after speaking to a friend who works at a local food bank and hearing about the struggles of people living on very little money. 

Jane isn’t a professional chef and has found ingenious ways to adapt recipes she finds online and in cookbooks so that they can feed everyone at a bargain price.

Jane has tried to make the recipes and shopping lists as easy as possible for others – as she and her partner work full-time.

Jane – whose husband, Phil, 50 takes all the photographs for her blog – explains: “My husband and I work full time so we don’t have a lot of time in the evening. I do as much prep work as possible for the weekends in terms of baking cakes and making curry pastes. 

“And I’ve seen other recipes where people use half of a lemon or a quarter of an onion to create a meal for under £1 which is great. But at the same time, supermarkets won’t sell you a vegetable or fruit in that quantity. 

“So in my guides, I’ve shown how you can use the rest of the ingredient for other meals to help you save money.” 

Top tips for frugal eating from Jane

1. Always, always have a shopping list.

2. Check what you have run out of or need before you write your list.

5. Buy supermarket own brands. 

According to nutritionist Michelle Lake, making your own lunch is not only a great way to save money but is a healthier option too.

“Add up what you spend each day. For this you could buy loads of great ingredients to make your own,” she says. 

“Why pay over the odds for sandwiches, soups and salads that aren’t really giving you the nutrition you need?”
