  • The cost of an average starter home in New York City ranges from $ 400,000 to $ 800,000, according to StreetEasy.
  • Starter homes in NYC have shrunk by 9% in the last three years, the real estate marketplace found.
  • The median square footage for a Manhattan home is now equal to that of four-and-a-half parking spots.

The New York City housing market is notorious for buyers willing to pay more for less, but the size of a typical Manhattan starter home in is only getting smaller.

According to a Wednesday report from StreetEasy, starter homes in New York — ranging from $ 400,000 to $ 800,000 — have decreased in size by 9% since the summer of 2019. Although first-time residences in Queens and the Bronx have shrunk the most, Manhattan homes remain the smallest.

At roughly the size of four-and-a-half parking spaces, the median square footage for a Manhattan home as of August is 686 square feet. Homes in Brooklyn have a bit more space at a median of 924 square feet, according to StreetEasy.

Although space in Manhattan is limited, buyers can take comfort in a significantly cheaper price per square foot than five years ago. Prices have decreased by nearly half since 2017 — from $ 1,775 to now $ 942.

If you're looking to put down roots in New York City any time soon, here are some examples from StreetEasy of what you may find on your search for a starter home.

Seeking emergency medical care in the US after a sexual assault can incur hefty hospital bills that may deter assault reporting and compound victims’ trauma, according to a new study published in the New England Journal of Medicine.

On average, hospital emergency departments charged $ 3,551 for urgent medical care coded as caused by sexual violence. People who were sexually assaulted while pregnant faced even steeper bills, with an average of $ 4,553. Uninsured victims or those who chose to pay themselves were served bills that averaged $ 3,673. Even those with private insurance faced burdensome bills; the study found that insured victims paid an average of 14 percent of their bills out-of-pocket, which for the average bill would work out to nearly $ 500.

“Emergency department charges may discourage the reporting of rape and seeking of medical care for both short-term and long-term sequelae of sexual assault,” the authors caution. “Incurring such charges may further harm survivors—even those with full insurance coverage—by serving to disclose a potentially stigmatizing event to parents, partners, or employers. Moreover, such bills may further traumatize survivors by suggesting that they are personally responsible for their assault.”

  • Today it looks like US-China relations are at their lowest point in decades, and that perception on both sides is clouded by misunderstanding and paranoia.
  • The average American has no awareness of, nor exposure to, the average person in China.
  • Instead, Americans see 1.4 billion Chinese people and the handful of Chinese leaders as one and the same.

Today, it appears that US-China relations are at their lowest point in decades, and that perception on both sides is clouded by misunderstanding and paranoia. In such an environment, how young Americans are taught Chinese history and culture is incredibly important.

The US is a huge, diverse country, and the characteristics of the states that make it up vary widely.

We used 38 demographic, social, and economic indicators that cover several aspects of American life, mostly from the US Census Bureau’s recently released 2017 American Community Survey estimates.

We looked at how far away each state was from the average of each of those metrics among the states and Washington, DC. Adding those distances together, we found an overall “averageness” score for each state and DC.

Read more: See our method and detailed sources for this ranking

Here’s all 50 states and DC, ranked from least to most average, along with some of the metrics for which they were outliers or average.

51. Washington, DC

Official White House Photo by Andrea Hanks

What’s average: The 90.2% of residents of DC with at least a high school diploma was very close to the average share among the states and DC of 89.5%.

What’s not average: The nation’s capital is demographically and economically very different from the rest of the country, largely because it’s a city with no suburban or rural areas. For example, DC’s median age of 34.0 years is much lower than the average of 38.4 years, and its median household income of $ 82,372 was the highest in the country.

50. Hawaii

What’s average: About 92.1% of households in Hawaii have access to at least one car, right in line with the average rate of 92.2% among the states and DC.

What’s not average: Hawaii’s median home value of $ 617,400 was the highest in the country, and, perhaps not surprisingly, the 9.3% of Hawaii residents who self-identified as Native Hawaiian or other Pacific Islander was by far the largest share among the states and DC.

49. California

REUTERS/Lucy Nicholson

What’s average: California’s poverty rate of 13.3% was just above the average rate of 13.1% among the 50 states and DC.

What’s not average: California’s median gross monthly apartment rent of $ 1,447 was the third-highest in the country. Only 83.3% of California residents had at least a high school diploma, the lowest rate among the states and DC.

UK Property: Average house prices see largest monthly drop in six years https://briefnews.eu/uk-property-average-house-prices-see-largest-monthly-drop-in-six-years/ https://briefnews.eu/uk-property-average-house-prices-see-largest-monthly-drop-in-six-years/#respond Fri, 31 Aug 2018 14:34:38 +0000 http://briefnews.eu/uk-property-average-house-prices-see-largest-monthly-drop-in-six-years/

But all things are relative, as when one looks more closely at the data, it realistically indicates the usual softening of prices at this time of year, with a decrease of 0.5 per cent in August on the previous month, but a year on year increase of two per cent, with the average UK property value now £214,745 versus £210,495 for the same period in 2017.

A small cooling in house prices in August is normal, and looking back over the last ten years at varying data sources, a 0.5 percent month on month decrease is nothing out of the ordinary.

It’s only if this were followed by a continued, significant fall in prices in September and October, traditionally one of the busier times in the UK property market, that one might suggest the tempo of the market had shifted.

However, for now, the picture remains relatively stable, as Robert Gardner, Nationwide’s Chief Economist suggested: “Annual house price growth remains within the fairly narrow range of circa two to three per cent which has prevailed over the past 12 months, suggesting little change in the balance between demand and supply in the market.

“Looking further ahead, much will depend on how broader economic conditions evolve, especially in the labour market, but also with respect to interest rates.”

Robert continued: “Overall, we continue to expect house prices to rise by around one per cent over the course of 2018.”

Others in the industry are also unruffled by such a month on month cooling in prices. Jeremy Leaf, former RICS residential chairman, remains sanguine and said: “The widely-respected Nationwide figures confirm much of what we have seen on the ground over the last month or so; in other words, a market softening a little further in view of the slowing demand over the summer, which was to be expected.

“However, we are seeing no signs of any major changes and in fact, over the last few weeks we have seen more interest in property again which could well transfer into an increase in sales agreed during September and October.”

For sale signs

Founder of online estate agency Emoov Russell Quirk offered his contrasting and slightly less optimistic viewpoint on today’s figures, saying that they highlight “Another slowing in the rate of UK house price growth, and one that continues an unpredictable year where market performance is concerned.

“This is the largest monthly decline in over six years and while the monthly measurement can be erratic it highlights the volatility of the current landscape.”

Russell continued: “This is largely due to the subdued level of activity from both buyers and sellers with even the slightest spike impacting the top line figures.”

In real terms though, what does this mean if you’re currently trying to sell – or buy – a property?

Brian Murphy, Head of Lending for Mortgage Advice Bureau explained: “Today’s figures indicate a slight month on month decrease in average price, which one might suggest does highlight the volatility of monthly price movements, as the year on year figure still shows a positive reading very much in line with annual market forecast issued at the beginning of 2018.

“As we enter the final key selling season of the year, which is particularly important for those who want to move into their next home before Christmas, it’s quite normal for those vendors whose properties have perhaps stuck on the market over the summer to review their asking price.

“This is a very much standard practice, and if indeed this trend begins to emerge again this year over the next few weeks, would be seen by many in the industry as part of a normally functioning market.”

The reality for many is that regardless of what a top line analysis of pricing might suggest, movements in values are still very much localised, and there is an ongoing disparity between the better performing regions, such as the North and Midlands, and those where values continue to fall, such as London and the South East.

For those who are considering selling or indeed currently have their home on the market, ensuring that the asking price is realistic and in line with current local trends is crucial to securing a buyer within a reasonable time-frame.

If you’re currently marketing a property but haven’t yet secured a buyer, a good rule of thumb is to look at the number of viewings your agent has achieved for you so far.

On average, it takes twelve to fourteen viewings to secure an offer – but only if a property is being marketed at the right price.

If your home has been on the market for four to six weeks and you’ve only had one or two viewings, regardless of how well or badly it’s presented, or where it is in the country, or indeed even buyer demand in your local area, the chances are that your expectations are a little over-ambitious.

There’s nothing wrong with trying the market of course. But with buyer affordability stretched to the limit in most parts of the country, the savvy seller appreciates that there is only so far that prices can go.

Ghoul on Netflix review: An average horror with a haunting twist https://briefnews.eu/ghoul-on-netflix-review-an-average-horror-with-a-haunting-twist/ https://briefnews.eu/ghoul-on-netflix-review-an-average-horror-with-a-haunting-twist/#respond Sat, 25 Aug 2018 15:45:43 +0000 http://briefnews.eu/ghoul-on-netflix-review-an-average-horror-with-a-haunting-twist/

Ghoul is the brand new horror Indian horror-series on Netflix. The three-part saga dropped on Netflix yesterday (Friday, 24 August).

It is one of a series of Indian Netflix Originals to be arriving on Netflix following the success of Sacred Games.

Ghoul comes from the makers of Insidious, Oscar-winning film Get Out and the critically acclaimed Bollywood film Udta Punjab.

Originally intended to be a horror film, when Netflix got involved with the concept it was re-edited, new scenes added and others re-filmed to turn in into a terrifying three-part horror series.

Lacking stereotypical jump scares and minimum gruesome blood-filled scenes, Ghoul succeeds in being scary but for different reasons than you would expect from an intended horror film.

What makes Ghoul stand out from typical horror movies and stand near the likes of Get Out and A Quiet Place is by setting itself in a vaguely dystopian future that bears resemblance to issues faced throughout the world today.

Ghoul also addresses the anxiety amongst us all that history can repeat itself.

Ghoul tackles real-world concerns such as hyper-nationalism and sectarianism whether it was deliberately intended too or not. There are tough to watch scenes of Muslim’s religious artefacts, Holy books and belongings being burned and echoes of Stalin’s purges as intellectuals are arrested and fathers are torn away from their families for “anti-government” views.

However, the plot is then coupled with the storyline of a Ghoul who has taken over in the body form of terrorist Ali Saeed (played by Mahesh Balraj) who is terrifying to watch.

The star of Ghoul stars a strong female lead which is definitely one of its highlights.

The captivating Radhika Apte has been fronting Netflix’s Indian Original series, starring in Sacred Games and anthology film Lust Stories.

Apte plays Nida Rahim, a member of the advanced interrogation squad who is called to a remote military detention centre to interrogate a notorious terrorist, Ali Saeed Al Yacoub.

WHAT HAPPENED AT THE END OF GHOUL?

Ghoul is on Netflix now

Ghoul is on Netflix now (Image: Netflix)

The first episode titled “Out of the Smokeless Fire” starts off with scary scenes of a malnourished man in a terrorist safe house covered in blood with a symbol and word Ghoul carved into him.

However, episode one then diverts from the gruesome scenes into the backstory which is hugely interesting and is probably best set as a series in itself.

Viewers find out the story of Nida and her father, a professor at a local university who encourages his pupils to question the state and challenge authority. Nida later turns him into the authorities calling him an “anti-nationalist” and “terrorist”.

There are also scenes of the authorities arresting people and burning so-called “seditious” literature and belongings.

The spine-tingling phrase said by Nida: “the force only takes people who are in need of reconditioning”, is the scariest part of episode one. It was not so long ago there was a fascist state and communist state with similar mentalities.

There is minimum jump scares from the start and scenes are dragged out with little dialogue to make it a slightly intensive viewing.

WHO PLAYS NIDA IN GHOUL?

Ghoul is a three part mini-series

Ghoul is a three part mini-series (Image: NETFLIX)

Episode Two called “The Nightmares Will Begin”, unfortunately largely abandon’s the interesting political message and focuses more on the horror side of the show which makes it very close to falling down the hole of an average horror movie.

The start of the episode raises questions over enhanced interrogations techniques in a post-Guatanomo Bay era. The interrogators are seen beating Ali Saeed and torturing him with electric cables and hanging him with chains from the ceiling.

The end of the episode depends on stereotypical scary movie chaos with plenty of jumps scares and terrifying images of the supernatural “Ghoul” Ali Saeed tormenting the interrogators, which quickly draw to an end.

The most haunting part of episode two was not the first glimpse of the Ghoul but the murder of guard Gupta by Chaudrey, another guard. The two were fighting over who was responsible for murdering a young woman and child.

The message of Ghoul is that guilt is what ultimately tortures us and this is one of the scariest parts about the series.

IS GHOUL BASED ON A TRUE STORY?

Ghoul is set in the near future

Ghoul is set in the near future (Image: NETFLIX)

The final episode, “Reveal Their Guilt, Eat Their Flesh” refers to pre-Islamic Arabian religious folklore. The Ghoul is a demonic phantom or an evil spirit that blends in with humans and in Arabic folklore is associated with consuming human flesh.

If that isn’t spooky enough, episode three is the most jump-scary and bloody of the three episodes. Episode three is even upsetting. Yes, horrors can make you cry.

Nina realises that the prisoners are all murdered in the detention centre. The piles of glasses of the dead, the bullet holes in the wall and the cremation furnaces hauntingly resemble the concentration camps of Nazi Germany which is hard hitting for viewers to watch.

The final episode is full of dark twists and turns, finally grasping the viewer’s undivided attention and ends on a huge cliffhanger. Viewers will definitely be demanding the second series of Ghoul.

Ghoul tries to balance the hugely interesting political narrative with creepy horror scenes featuring Saeed and it is a shame that the characters and backstory are not explored fully. It is clear that Ghoul was originally intended to be a film which lessens its impact so hopefully, there is more to come.

If you are looking for a horror series that won’t leave you sleepless at night, Ghoul is an excellent viewing.
