Property prices: Nine bed house for sale but there's a CATCH with the asking price

Property prices are much-discussed across the UK and are moving – albeit slowly – in a positive direction. 

This is reflected with this stunning nine bedroom house, added to the market back at the end of last week. 

The detached property boasts nine bedrooms, nearly all with hand basins, and two bathrooms. 

Two lounge rooms, an office, a staffroom, a cloakroom, a reception room, a dining room, a large kitchen, a laundry and even a cellar. 

There’s even a detached garage for convenience. 

St Andrew’s House, as it’s known in Colehill, Birmingham, was previously a residential care home. 

Back in September 2016 residents of the local area were welcomed into discussions regarding the development of the property. 

Plans were drawn up to return the Grade II Listed Building – currently owned by Father Hudson’s Care – to a single dwelling. 

The property comes with planning permission for the construction of 10 two bedroom dwellings – including eight dormer bungalows and two dwellings – as replacement for original coach house. 

Although this is obviously subject to terms and conditions. 

The property is situated on Blythe Road near Coleshill High Street and is within easy walking distance of the town centre. 

Miller Briggs and Co, the estate agent handling the property, write: “St Andrews House is an imposing detached period residence constructed on ground and first floors with cellars beneath. 

“The property is of solid brick construction with mainly smooth rendered elevations below a pitched slate covered roof standing in its own mature grounds which extend to approximately one acre.”

They add that the building retains a number of the original period features including ornate cornices to the ceilings and sash windows. 

Gas fired central heating via radiators is installed to most rooms. 

What is sale by tender? 

The property is currently listed as ‘sale by tender’ which means the property is up for sale with a deadline for bids. 

Those interested in buying the property should submit their best offer to Miller Briggs and Co – but all bids will be sealed. 

However, it should be noted that as part of a sale by tender deal the buyer often commits to paying a finder’s fee to the estate agent – often 1% to 2% of the sale price. 

Whether or not this is the case with this property should be discussed with the estate agent.
